He is by far the most competent realtor we have worked with in the course of buying and selling 9 properties in several states. His background in home construction was of inestimable value in assessing the merits of various properties–every viewing was like a mini-inspection. My wife and I were lucky enough to be referred to Bryan Cybyske in 2003 when looking to buy our first Colorado property. Bryan’s patience was demonstrated as he showed us a variety of neighborhoods in an effort to find one that felt like home. After several weeks of exploration, we decided to explore mountain properties and ended up finding the perfect home. Of course, no fairytale ending goes that smoothly – We negotiated with the builder for four months and tendered three offers before coming to mutually agreeable terms. Bryan remained the calming voice of reason throughout the entire process.
In 2009 we decided to purchase a second home in downtown Denver and knew exactly who to call. Once more Bryan’s insights proved invaluable. His background in construction enabled him to point out quality workmanship in a variety of buildings as well as potential areas of concern. That autumn we closed on a lovely little condo in the heart of the city; we enjoyed it for four wonderful years.
When we decided to sell the urban property a few months ago we turned to Bryan once more, this time as seller’s agent. He evaluated our condo, provided input on asking price, and coordinated a staging session and professional photo shoot. It was a perfect combination of activities and resulted in a full-price offer within 24 hours of posting the MLS listing. Bryan saw us through to a successful closing only two weeks later. I was blown away by the efficiency of the entire process.
Someday the time will come to sell our beloved mountain home. When that day comes, we hope to be fortunate enough to secure Bryan’s services once more.
I was never really sure what I needed in a Realtor. A flashy sales guy who could sell ice cubes to Alaskans comes to mind but that’s not really what one needs. The process of buying a home is a complicated and very technical process and, let’s face it, most of us don’t really understand it well or at all. What I learned very quickly is that a Realtor is a person’s best advocate in this process and a good Realtor understands all of the intricacies of the process and can advise you intelligently and educate you along the way.
We just relocated from out of state and we used Bryan Cybyske. He really worked with us given the few times we came to town to look for homes. The first weekend he spent just showing us neighborhoods and the various homes within them. He helped us understand issues surround sub floors and radon (issues which we didn’t have in our home state). He noticed issues of the condition of the homes we toured, issues that completely escaped me and he was able to explain the potential causes of those issues. He and Lisa toured homes for us at our request and sent us dozens of cell phone photos showing us the pros and con’s. They met with a friend of ours to show her homes we were interested in as well. He spent another, jam packed weekend showing us 19 homes and writing an offer, negotiating the counteroffer and getting us a new home.
The process didn’t end there though. Especially for those of us trying to complete the process from 1000 miles away. Bryan and Lisa in his office constantly handled issue after issue for us and fielded our sometime ridiculous questions. All with a calm and easy demeanor. He even handled the final walk through for us as we were not yet in Colorado.
In the end we were able to purchase the perfect home in Broomfield and the entire transaction went without a hitch or incident. And, to top it off, he even had the entire home re-keyed for us before we moved in.
